Move-In Cleaning: What to Clean Before the Furniture

A move-in cleaning covers what an empty home lets you reach and a furnished one does not: the inside of every cabinet and closet, the floor from wall to wall, behind and under where the appliances will stand, and the window and door tracks. It is done before the movers arrive, because after they leave most of that list is sealed for as long as you live there.

If you only remember one rule: an empty home is the only time the whole home is reachable.

Why does it have to happen before the furniture?

Because furniture does not just cover surfaces, it retires them.

The floor under a wardrobe is not cleaned less often after move-in day, it is cleaned never. The same is true of the wall behind a bookshelf and the corner of a closet that a hanging rail crosses. Those places do not become dirty over time in a way anyone notices; they simply keep whatever was on them the day the furniture landed.

There is also a practical order of operations. Cleaning an empty home takes a fraction of the time of cleaning around a full one, because nothing has to be moved, protected or worked around. The same work costs more later and reaches less.

The one exception worth planning for is the move-in visit that has to share the day with a delivery. When that happens, the kitchen and closets are worth doing first: they are the parts that get filled soonest and reopened last.

Is this not the same as the move-out the previous occupant paid for?

No, and assuming it is the single most common reason a move-in day goes wrong.

A move-out cleaning is performed against an inspection standard: it satisfies whoever is releasing a deposit or closing a sale. That is a real standard, but it is somebody else's, and it ends the moment the keys change hands.

A move-in cleaning is performed against yours. The difference shows up in specific places: inside the dishwasher and washing machine, the refrigerator seals, the shower head, the interior of a range hood. Those pass a walkthrough easily and are exactly the surfaces you are about to put your food, your clothes and your body against.

The gap is not usually neglect. It is that the two jobs answer to different people.

What does a gated community change about the timing?

It moves the deadline, and in Boca Raton that is the first thing to settle rather than the last.

Country club living defines a lot of the city. Broken Sound and Boca West run guard-gated entry with strict vendor check-in, while Boca Del Mar and the area around Mizner Park are more conventional. Confirming which kind of entry a property has, gated with an appointment window or open, is what shapes when a visit can happen at all.

That matters more for a move-in than for a routine visit, because a move-in has a hard edge on both sides: the closing or lease start on one, the moving truck on the other. If the community only admits registered vendors inside a fixed window, the cleaning has to fit that window, not the other way around, and a registration that takes two days to approve is a two-day constraint nobody planned for.

The move that goes smoothly is the one where the gate was called before the truck was booked.

What gets skipped most often?

The tracks, and they are worth naming because an empty home is the only easy moment for them.

Window and sliding-door tracks are the hardest part of a home to clean with furniture in the way and the easiest with none, and whatever is left in them on move-in day stays and grinds, as covered in what a window visit covers. The same applies to closet shelving and the top of upper cabinets.

If the home has been empty and closed for a season before you take it, treat the reopening as its own condition rather than a dirtier version of normal: that is a one-time deep cleaning case.
