Gated Communities in Broward: How a Cleaning Crew Gets In

In a gated community, the first cleaning task is not cleaning: it is arriving. Broward has every flavor of gate: the guard gate and private security patrol of Seven Isles off Las Olas, the yacht-club privacy of Harbor Beach, the front desks of the tower rows on Galt Ocean Mile, and the board-run co-op generation along Pompano's oceanside. Each one decides how a service crew gets in, and a visit that fails at the gate fails entirely.

What does each type of gate need?

  • Board-approval buildings: condo associations may want insurance certificates on file before any vendor enters. We handle that paperwork directly with the association: it is the first step of every apartment and condo cleaning.

What does an association actually ask for?

Where a board is involved, the request is almost always paperwork rather than permission. The common items are a certificate of insurance listing the association, and the vendor registered by name before a crew is cleared at the gate. Buildings differ in what they want on the certificate, which is why the request goes out at booking and not the week of the visit.

The paperwork also has a shelf life. Certificates expire, management companies change, and a building that cleared a vendor last year may ask again this year. On a recurring plan that renewal is tracked on our side, and the first sign a resident normally gets is nothing happening differently at the gate.

What happens if the crew is turned away?

The visit does not happen, and the hour is lost on both sides: the crew cannot clean a home it cannot reach, and the slot is gone for that day. Almost every turn-away traces back to one of three things, and all three are avoidable.

A gate code changed and nobody told us. A name dropped off the visitor list when the association refreshed it. Or the community has phases, and the crew was cleared for the wrong entrance.

None of these are dramatic, and all of them are cheap to prevent: if a code changes or your community updates its vendor list between visits, telling us before the scheduled day keeps the appointment intact. That is the whole reason access is confirmed once, in advance, rather than negotiated at the guardhouse with a crew waiting in the driveway.

Why does this favor a recurring plan?

Because the setup cost is paid once. After the first visit, the same crew arrives through the same gate with the same clearance, week after week: the logic laid out in weekly vs. biweekly scheduling. A recurring plan turns the gate from an obstacle into a routine, and for move-ins to a gated address, a move-in visit scheduled right after closing uses the same access groundwork.
