A window visit covers the glass, the frames and sills, the screens, and the tracks that the glass slides in. The track is the part most people never think to ask about, and the part that fails first: it collects grit and salt, and every time the door opens the door grinds that mixture along its own rollers.
If you only remember one rule: the pane is what you look at, the track is what wears out.
What is in a window visit besides the glass?
Four things, and only one of them is the pane.
The frames and sills hold whatever ran off the glass. On a coastal property that includes dissolved salt, which dries there and stays, so cleaning the pane and leaving the sill just relocates the problem by a few inches.
The screens are their own surface. Mesh holds a fine layer that a rinse alone does not remove, and a screen left dirty puts a haze back on glass that was just finished, the first time it rains sideways.
The tracks are the channel the door or window runs in, and they are where the visit earns its keep. They are also the one part of this list that is far easier to reach in an empty home, which is why they belong on a move-in cleaning before the furniture as well as on a routine visit.
The glass is the fastest of the four, and the only one anyone inspects.
Why does the track fail before the glass does?
Because a track is the only part of a window that is also a machine.
Everything that lands on the glass eventually washes down into the track: dust, sand carried in on feet, and on the water, salt. Then the door rolls over it. That mixture behaves like a grinding paste, and it works on the rollers and on the track surface itself every single time the door moves.
The failure is slow enough that nobody attributes it correctly. The door gets slightly harder to open over a year, then noticeably harder, and by the time somebody calls it a problem it is a roller replacement rather than a cleaning. The glass above it looks fine the whole time, which is exactly why the track gets skipped.
What does a canal-front home change?
It multiplies both halves of the problem, which is why this is a different conversation here than inland.
Lighthouse Point is almost entirely waterfront: Venetian Isles and Coral Key are built around canals with intracoastal access, and homes run larger than average with more glass facing the water. That means more sliding doors, in constant use between the house and the dock or pool deck, and a salt load on all of it that an inland house never sees.
Salt is the part that makes a coastal track different rather than just dirtier. It is hygroscopic, so it holds moisture in the track instead of drying out, and that keeps aluminium and steel components damp between uses. The same property that makes the salt film problem hard to wipe off glass is what makes it corrosive down in the channel.
Doors that face the canal carry the most of it, and they are usually the ones the household uses most.
Can cleaning fix a door that already drags?
Sometimes, and it is worth knowing which case you have before anyone starts.
If the drag comes from packed grit in the channel, clearing the track can restore most of the movement, and that is a genuinely common outcome. If the rollers themselves are worn flat, pitted or seized, no amount of cleaning brings them back, because the damage is to a part rather than a deposit on it.
The honest version is that cleaning is what keeps a track from reaching the second state, and it is not a repair once it gets there. A crew can tell you which one you are looking at, and telling you is more useful than promising.
That is also the argument for the track being on the window cleaning list rather than on a someday list. It is the one part of a window where routine attention prevents a cost instead of just improving an appearance.
